Suite Maintenance
Warranty
Your tenant suite is covered under warranty for one year starting on the commencement date as identified in your lease. Contact us for any building issues. After one year, you may continue to contact us. We can give you an estimate and perform the work for you, for a reasonable fee. You may also elect to contact the service technician of your choice. As per your lease, you are responsible for paying for this work after the warranty has expired.

Service Technicians
If you prefer to contact a service technician on your own, we offer our list of contractors for your reference. You may choose a contractor from the list, or call another contractor.

Recommended service technicians

The common area maintenance (CAM) cost is shared by all building tenants, and is identified on your monthly invoice as “additional monthly rent”. This service is managed by Riley Management. As any cost savings is shared by all tenants, we encourage your input and cooperation with these services. The following will detail some of these services, what to expect, and how often.

House Electric
The house electric is a shared cost for parking lot and exterior building lighting. These lights are on a timer to provide the most efficient service for all.

Forklift Maintenance
At the Commerce Center where we have a shared loading dock and forklift, this service provides for semi-annual routine maintenance, and any repairs needed on the forklift. Proper forklift care and use is in the best interest of all. If you need guidance, please contact us and we will be happy to provide assistance.

Exterior Window Cleaning
A service is contracted semi-annually in October and April to clean the exterior windows of the buildings. Cleaning of interior windows is the Tenant’s responsibility.

Fire Protection
All fire extinguishers in your suite are inspected annually in the spring (April). An annual sprinkler inspection is conducted for buildings with a sprinkler system in May.

HVAC Maintenance
All rooftop heating and air conditioning units are inspected, tested, and have their filters and belts changed semi-annually. This occurs in April.

Landscaping & Grounds Care
Our landscape contractor will cut, fertilize and weed the lawn during the spring and summer, maintain perennial beds and clean up the grounds, as well as maintain the sprinkler system.

Winter Procedures
Any time it snows (including weekends and holidays), your lot will be plowed and the walks shoveled and salted. A bucket of salt is supplied annually for all tenants. Remember to keep the dock/driveway area free of pallets and debris so that the snow can be cleared.

If it continues to snow or drift, our contractor will return to re-plow. If you notice that the situation needs addressing, please give us a call. If the problem is minimal and you can take care of it, this will save everyone money, as this is part of your common area maintenance cost.

While we have a service, remember that it is everyone's responsibility to keep the walks safe.

Waste & Recycling
For sites with COMMONLY SHARED DUMPSTERS:
Dumpsters are typically emptied once or twice on a weekly basis, depending upon the need of the tenants.

Recycling dumpsters are more economical for all if everyone breaks down their boxes flat. Remember NO Styrofoam or non-paper or non-cardboard materials belong in the recycling dumpster. Paper materials can be bagged in any color plastic bag.

If your dumpster is overflowing and needs to be emptied, contact us.

Water & Sewer
Tenants enjoy the convenience of sharing one fireline, water and sewer bill, which saves all tenants money.

Cable

Temporary Warehouse Space
Contact us for permanent or temporary warehouse space rental. Most often we have space available in or near the building you occupy at a reasonable rate.

Rent Payments
As per your lease, we send a courtesy invoice one month in advance. This is generated on the 15th of the month for the following month’s rent, and is due at the end of that month. For example: January 15th = Invoice for February Rent – Due 1/31. We do allow a ten day grace period. As per your lease, a service charge will be assessed for overdue rents.
